Construction Subcontract

Notice of Completion


Legally establishes that work has been completed to the contractee's satisfaction. Under California's version of the Mechanic's Lien Law, when a Notice of Completion is recorded then the time clock is started for all those who want to prosecute a lien.

The Notice must be recorded within ten days after actual completion. Prime Contractors (those who signed a contract with the owner) have 60 days; subcontractors have 30 days. When the lien period has expired so have the lien rights unless proper legal steps were taken.

Preliminary Notice


The 20-Day preliminary notice must be sent by all contractors who do not directly contract with the property owner. Notice must be sent within 20 days of labor or materials first serviced to the project. It must be sent to the Owner, General Contractor and Lender/Surety.

If you are past the 20 day period, you can still send notice, except it will only preserve lien rights with respect to the work performed or materials delivered after service of the notice, and for the 20 days preceding the service of the notice.

Must be filed to protect your lien and Stop Notice rights in the event of nonpayment. Establishes Mechanic s Lien rights for those who do not directly contract with owner. Bid Proposal & Contract


This bid proposal, once accepted by the client, becomes a binding contract without the need for a separate document. It is valid for jobs $500 or less. This form might be used for very simple construction projects such as providing a new concrete walk from street to house, or putting on a new roof, or replacing some windows. Such projects are usually straightforward, easily understood, and without a large margin for misunderstanding.
